Getting the Most out of your Investment
Our job is to help you get the most out of your investment. We assign a personal Property Manager to every investor. Their main tasks are to ensure that you always have a quality tenant in your property to generate ongoing income; to be your main point of contact on any issue; to look after everything for you including ongoing rent reviews, tenant selection, inspections, maintenance, reporting and, where required, refurbishment. Your personal Property Manager is accessible both during and after business hours. We consider regular communication to be an integral part of our property management service unless you request otherwise. To decrease the likelihood of late rental payments, we arrange for tenants to pay by either direct debit, EFTPOS, credit card over the phone, B-Pay or cash at any branch of Australia Post. We also monitor rental payments via an auto-generated computer system that identifies arrears promptly and alerts us to any necessary action required. We take a ‘zero-tolerance’ approach to rental arrears because we know the importance of cash flow in successfully maintaining a property portfolio. To ensure that you receive maximum return on your properties, we automatically build in rent reviews during and at the end of each tenancy period. We can also arrange for an appraisal of your property to assess your current equity should you be looking to add to your investment holdings. |
