How we find Quality Tenants
We understand that a tenant can make or break a property. It is not enough to simply place a tenant in your property – they need to be the right tenant to ensure that your property will be well-maintained and hold its value. We use a wide range of methods to locate the best tenants for our investors. All properties are placed on our own website and on Australia’s top property websites: http://www.joyceproperty.com.au/ We also circulate a list of our vacant properties, including digital photographs, to local hospitals, universities, large corporations and relocation companies. We communicate regularly with these organisations to maximize interest levels and take-up rates. When necessary, we will advertise your property in the major newspapers or where we believe we will get the most effective response. All prospective tenants are required to undergo an interview where we verify the details on their Application Form. We also consult referees and screen the applicant’s rental history using a nationwide Tenancy Database. Prior to the tenant moving in, a comprehensive property report is compiled and a Property Condition Report is used as a benchmark for the equity of the tenant’s bond. Within six weeks of the start of the tenancy, we conduct the first inspection to ensure all contractual obligations are adhered to. |
