Do I have a say in who lives in my property?

Good question - the answer is both yes and no. You get to have the final say on who moves into your property. For your convenience, however, we’ll manage the initial tenant application process, so you don’t have to spend time reviewing unsuitable applications.

It might seem simple, but we won’t just accept the first application that comes in. We’ll spend time reviewing them to identify the tenants that will produce longevity and smooth, reliable returns for your investment.

How does the tenant selection process work?

All prospective tenants undergo a compulsory interview, where their individual suitability for your investment property will be determined. A shortlist is then compiled and presented to you for you to make the final choice on your property’s tenant.

Prior to them moving in, a comprehensive property condition report is compiled as a benchmark for the equity in the tenant’s bond. Within 6 weeks of the start of the tenancy, we conduct the first inspection, in order to ensure that all of your selected tenant’s contractual requirements are being adhered to.

How can I be sure that my property won’t be damaged?

At Joyce, the security and integrity of your investment property is of paramount importance. Quarterly inspections, in addition to stringent contractual requirements, will ensure that your property both remains in the best possible condition and that any damage is rectified quickly and efficiently.

If your property does incur damage, our maintenance contractors are available 24/7 and will swiftly fix the issue.

Is there any chance of my tenant going into arrears?

We do everything within our power to reduce the chance of your tenant going into arrears. To decrease the chance of it occurring, we arrange for tenants to pay their rent via direct debit, EFTPOS, credit card over the phone, B-Pay or cash at any branch of Australian Post.

Can I get regular updates to my account?

When you work with Joyce Property Investments, you get comprehensive 24/7 account access, including expense calculations and any due or payable rent.

In addition, our dedicated team also carefully monitor rental payments via an auto generated computer system that swiftly identifies arrears and moves them towards an appropriate solution.

How will I know what is being paid from my account?

The security of your investment portfolio is our primary focus. As a result, we’ll regularly update you with monthly financial statements covering the rental income you’ve received, minus any expenses that have been incurred.

How often can I expect a rent increase?

Sadly, this isn’t as clear cut as we’d like it to be. While we’d like to boost your returns as often as possible, it can be difficult to anticipate market movements.

You can rest assured, however, that we will make regular assessments of your property, allowing us to make educated recommendations based on market value and its condition.
